Microsoft Buildings 17 & 18 WPA Renovation

Hermanson provided Design-Build Mechanical & Plumbing construction for the simultaneous remodel of two three-story tech office buildings, totaling 264,000 sf including general office, labs, data rooms, and break-out / meeting space to meet Microsoft Work Place Advantage (WPA) standards for developer spaces. The project was fast-tracked - ten months from design through construction completion - and required significant effort to maintain integrity of existing lab HVAC systems throughout. Hermanson used multiple shifts for installation and material handling throughout the construction effort to maintain the project schedule.

Prefabrication alone is not the goal, but rather the goal is to increase productivity, installation efficiency and improve the schedule. During the 16 & 17 WPA project, we recognized that the design decisions lagged behind our installation schedule making traditional prefab impossible. We moved our plumbing prefabrication to the job-site allowing us to shorten the time from design to prefab to installation.

One of our strategies for cost control and tracking will be to identify room types and quantities for each building/floor as soon as possible. By doing this, we can help to identify the ideal layout for each floor - taking existing systems, floor layout and cost into consideration. We will also be able to track any project requirements that are “above and beyond” the WPA standard, or outside of the WPA standard cost such as the LCR costs.
