The Digital Flight Plan Behind the North Satellite

Hermanson Company served as the Mechanical Contractor / Construction Manager for the SEA International Airport North Satellite Modernization Project, transforming a 44-year-old terminal into Alaska Airlines’ flagship hub.

As with all Hermanson projects, success began in the digital space. Our Building Information Modeling (BIM) team played a critical role from the earliest stages, coordinating complex mechanical systems, improving field efficiency, and ensuring seamless integration with the building’s architecture.

Mechanical Systems and Scope

Hermanson’s scope included the installation and coordination of:

  • Rooftop air handling units with chilled and heating water coils.
  • Chilled water distribution from the airport’s central plant, with upgraded 16-inch lines to meet the terminal’s increased cooling demands.
  • Heating water systems generated on-site through steam/heating water heat exchangers.
  • Preconditioned air units at each passenger loading bridge, reducing aircraft emissions by providing conditioned air without engine operation.
  • Rainwater reclamation systems supplying non-potable water for restroom flushing, supporting the airport’s sustainability goals.
